The purpose of this page is to provide information to the public on pending text amendments by listing the status of an amendment as well as any applicable resources.

Pending Text Amendments


 STA24-01 - Waiver Requests

STA24-01 is a proposed text amendment to Division 24.300 of the Subdivision Regulations to require a public hearing for waiver applications. The Planning Commission scheduled a public hearing for April 9, 2024 @ 7:00 PM. [Click Here] to view the draft text amendment.

ZTA22-01 - Solar Energy Facilities

ZTA22-01 is a proposed text amendment to the Zoning Ordinance to create provisions to allow Solar Energy Facilities to process in Jefferson County. Click Here to view more information on ZTA22-01.

June 16, 2022 - County Commission adopted ZTA22-01.

ZTA21-01 - Short Term Rentals

ZTA21-01 is a proposed text amendment to the Zoning Ordinance to create provisions to allow Short Term Rentals to process in Jefferson County as a Principal Permitted Use (PPU) in any zoning district that allows for a single family dwelling.

December 2, 2021 - County Commission approved ZTA21-01 with a vote of 4-1 (with Commissioner Tabb opposing).

 ZTA20-02 - Drive-Through Restaurants in the R-LI-C Zoning District

 ZTA20-02 is a proposed text amendment to the Zoning Ordinance to change the classification for Drive-Through Restaurants in the Residential-Light Industrial-Commercial zoning district from Conditional Use (CU) to Permitted Use (P).

ZTA20-01 - Commercial Cemeteries

ZTA20-01 is a proposed text amendment to the Zoning Ordinance to create provisions to allow commercial cemeteries to process in the Rural zoning district via the Conditional Use Permit process. The Planning Commission voted to accept the request into their work plan to consider drafting provisions to allow commercial facilities on June 2, 2020.

December 17, 2020 - County Commission denied draft amendment as presented.

 *Note: this amendment does not impact family burial plots on personal property. The amendment is specific to a commercial use.

 ZTA19-03 - Solar Energy Facilities

File #ZTA19-03 refers to a proposed text amendment to the Zoning Ordinance to incorporate provisions to allow Solar Energy Facilities to process in Jefferson County.

*Note: Solar panels which are accessory to a residence or a business are permitted as an accessory use. The recent text amendment was created to specifically address large scale solar energy facilities as a principal/primary land use (i.e. not accessory or secondary to an existing land use). The amendment does not impact roof top solar or arrays installed on the same lot to directly serve a residence or business.

Phase I Greenway Engineering Subdivision and Land Development Regulations Amendment [click to view text]

On June 23, 2020 at 7:00 PM the Planning Commission will hole a Public Workshop to review the most recent draft of the reorganized Subdivision Regulations (with no edits). ZTA14-02 - Mass Event Regulations [click to view text]

 

On 12-10-19, the Planning Commission voted to forward ZTA14-02 to Greenway Engineering to incorporate into Phase 2 of their contract, depending on the cost. *Phase 2 includes amending the Subdivision Regulations and Zoning Ordinance. Phase 1 includes reorganizing the County's Ordinances.
